My clients, a family of three feeling a little cramped in their current apartment, purchased an off-plan flat (VEFA) just steps from their home.

As the top-floor apartment of a small building, it has an unusual layout, but also some clear advantages: a distinct separation between the day and night areas, and exceptional natural light thanks to a triple exposure.

Certain aspects of the developer’s original plan, however, posed challenges. A long corridor with angled partitions and doors made it difficult for my clients to envision a cohesive layout. The main living space, although very long and featuring four large windows, is quite narrow (less than 3 meters deep), which complicated furniture placement and spatial planning.

I guided my clients through a thorough audit of the floor plan and sales documents. Based on this analysis, I proposed an optimal layout that required a few modifications to the original plan. These changes were formalized through a TMA request (Travaux Modificatifs Acquéreur), which I assisted in preparing.

This intervention, carried out at the very start of construction—more than a year before the keys will be handed over—allowed my clients to make technical and aesthetic decisions in advance. By the time of delivery, they will move into an apartment fully adapted to their needs and lifestyle, where only decoration and furnishing will remain. Planning ahead with a TMA helps avoid costly and frustrating post-delivery changes, such as removing newly built partitions or bathrooms, and prevents delays in moving in.
